考虑到大多市北部尤其是万锦市近年来学校声誉不断提高,成绩稳定,有不少客户想搬到这个区域来。一些家庭第一次买房,希望对该区有一个全面地了解,我们做个回答。
万锦市有四镇组成,分别是康山(Thornhill),美丽径(Milliken),渔人村(Unionville)和万锦镇(Markham)。这四个区域各有特点,当中以康山和渔人村历史最为悠久。
先说说康山。康山北起407公路,南至Steeles 大街,和北约克接壤。
优点:社区成熟,由于处在城市中轴线上,交通十分方便,很多工作在市中心的上班族对其地理位置十分满意。区内的中学Thornhill 和Thornlea,小学Henderson 和Bayview Glen也能获得广泛认可。房型多样,以独立房居多,房价从30万的公寓到近五百万的豪宅应有尽有。缺点:房子旧且房价不低,社区发展空间不足,区内两条铁路交错,要买到一处地点理想的房子,需要耐心。
美丽经位置和康山平行,同样介于407 公路和Steeles大街之间,南与思家堡接壤。
优点:临近华人生活设施,可以不用英文生活。社区较新,建于八十年代,房型当中有很多是面积不大的连屋(Link), 价格相对较低。在这个区内没有华人趋之若鹜的名校,少有多个买家竞价的情形出现。缺点:族裔相对集中,且以工薪为主,价格增长空间受限。
渔人村不光在华人中间受到追捧,即使在当地西人眼里也是理想的居住地。区域可以大略说在407公路以北,麦肯奇大道(Major Mackenzie)以南,404 高速和麦考文(McCowan)之间。优点:社区成熟,生活设施方便。区内没有一间太差的学校,渔人村中学(Unionville),皮埃尔中学(Pierre Trudeau)近年来名声大振,威廉姆小学(William Berczy),石桥小学(Stonebridge)更是在安省名列榜首。房价在25万至250万之间,族裔分布均匀,市场仍具潜力。缺点:房价增长较快,多个买家竞价频出。
万锦镇在渔人村以东,与渔人村平行,直到9th Line 一线。
优点:老房新房共存, 尚处在温和发展阶段。学校虽没有渔人村抢眼,但是不乏佼佼者如万锦镇中学(Markham District School)和(Roy H Crosby)小学。缺点:地理位置较偏, 新区内的设施亦不完善。
onsidering that the reputation and academic performance of schools, particularly in the northern parts of Markham, have been steadily improving in recent years, many clients are interested in moving to this area. Some families, who are buying a house for the first time, hope to have a comprehensive understanding of the area. Let's provide some answers.
Markham consists of four towns: Thornhill, Milliken, Unionville, and Markham. Each of these areas has its own characteristics, with Thornhill and Unionville having the longest history.
Let's start with Thornhill. Thornhill stretches from Highway 407 in the north to Steeles Avenue in the south, bordering North York.
Advantages: The community is mature, and its convenient location along the city's axis makes transportation very accessible. Many commuters working in the city center appreciate its geographical location. Thornhill Secondary School, Thornlea Secondary School, Henderson Public School, and Bayview Glen Public School are widely recognized. There is a variety of housing types, predominantly detached houses, ranging from apartments priced around $300,000 to luxury homes priced close to $5 million.
Disadvantages: Houses are older and not cheap, and the community has limited development space. Two railways intersect in the area, requiring patience to find an ideal location.
Milliken is parallel to Thornhill and is located between Highway 407 and Steeles Avenue, bordering Scarborough to the south.
Advantages: Close to Chinese amenities, allowing for a life without English. The community is relatively new, built in the 1980s, with many townhouses (links) available at relatively low prices. There are no highly sought-after schools in this area, and there are few instances of multiple buyers competing.
Disadvantages: The ethnic population is relatively concentrated, mainly consisting of working-class families, limiting the potential for price growth.
Unionville is popular not only among the Chinese but also among local Westerners. The area is roughly located north of Highway 407, south of Major Mackenzie Drive, between Highway 404 and McCowan Road.
Advantages: Mature community with convenient amenities. There are no particularly poor schools in the area, with Unionville High School, Pierre Elliott Trudeau High School gaining popularity in recent years, and William Berczy Public School and Stonebridge Public School ranking at the top in Ontario. House prices range from $250,000 to $2.5 million, with an evenly distributed ethnic population and potential for market growth.
Disadvantages: House prices are rising rapidly, and multiple buyers often compete.
Markham Town is east of Unionville, running parallel to Unionville until 9th Line.
Advantages: A mix of old and new houses, still in a moderate development stage. Although the schools may not be as eye-catching as those in Unionville, there are excellent schools like Markham District School and Roy H. Crosby Public School.
Disadvantages: The location is relatively remote, and the facilities in the new area are not yet fully developed.
