环环相扣Bamburgh Circle

 

全球一体化的今天,人民币汇率的变化,如一石激起千层浪,各种猜测,评论不绝于耳。这场看不见硝烟的战斗,是谁站在制高点上?谁会赢得相对的胜利?这中间的因素错综复杂,非笔者所能尽述,但是这一汇率变化对北美房势的影响似乎已经显现,那边汇率上调 2%,这边5年期房贷利率跟着调高了20个基准点。以百姓的眼光,币值上升,资产增加购买力提高是好事。但经济学家会担忧汇率的提高影响出口乃至整个经济。 这当中环环相扣,相生相克,似乎非常人所能解读。

 

其实,房地产市场的也有类似的情况,今天我们介绍的Bambrugh Circle ,如果读者认真研究其所在区域的地图就会发现,这里的规划布局似乎正应了世界经济的潮流,可谓环环相扣,相互依托。Bambrugh Circle 小区位于McNicoll以北,Steeles 以南,Pharmacy西起,东至Birchmount。区内8幢公寓大楼集中在Bambrugh圆环的内部,非常醒目。在这周围,独立房,半独立,连屋还有Condo townhouse 一应俱全。值得一提的是区内的学校,公立小学(Terry Fox P.S.)和(David Lewis P.S.)成绩名列前茅。高中Dr. Norman Bethune C.I.也是士加堡的名校。一个有趣的现象,96年房价回升,这里的公寓也跟着涨价,到2002年似乎涨不动了,03年开始回落,到了04年下半年,虽然公寓大楼的管理费长了不少,这里的公寓价格又开始往回涨。什么原因呢?当然房屋整体价位的提高,使得一部分买房人不得不进入到价格相对较低的公寓市场;一些人希望子女能进入好一些的学校,这里的小学,高中都能满足条件;一些人因为先生在国内,太太带孩子不便打理前厅后院,即便是假期回国还得找人看房子, 而公寓大楼安全, 设施全面,省心省力; 当然,丰华超市,尤其是大统华的建成也让人们购物倍感方便;加上整个社区给人的感觉不错,交通方便,这可能就是为什么人们对其价值又有新的发现吧。

 

 

对于大多数华人来说,居住是首先要解决的问题,安居乐业,不论形势如何变化,这似乎是更古不变的主题。

In today's globalized world, fluctuations in the Chinese yuan exchange rate have sparked widespread speculation and commentary. This invisible battle, while not involving physical conflict, raises questions about who holds the upper hand and who stands to gain relative victory. The factors at play are complex and multifaceted, making them difficult for the average person to fully grasp. However, the impact of these exchange rate fluctuations on the North American real estate market seems to be evident. For instance, a 2% increase in the exchange rate may lead to a 20 basis point increase in the five-year mortgage interest rates. From the perspective of ordinary people, an increase in currency value enhances purchasing power, which is generally viewed as a positive development. However, economists may express concerns about the potential effects of a higher exchange rate on exports and the overall economy. This intricate interplay of factors is challenging for many to comprehend.

Similarly, the real estate market exhibits comparable complexities. The Bambrugh Circle neighborhood we are discussing today appears to reflect broader trends in the global economy, exhibiting interdependence among various elements. Situated between McNicoll Avenue to the north and Steeles Avenue to the south, with Pharmacy Avenue to the west and Birchmount Avenue to the east, Bambrugh Circle features eight apartment buildings clustered around an inner circle, making them highly visible. Surrounding these are a variety of housing types, including detached homes, semi-detached homes, townhouses, and condominiums. The neighborhood boasts excellent schools, including Terry Fox Public School, David Lewis Public School, and Dr. Norman Bethune Collegiate Institute, all renowned institutions in the Scarborough area.

Interestingly, fluctuations in real estate prices in Bambrugh Circle seem to mirror broader market trends. For example, when real estate prices rebounded in 1996, apartment prices in the area also rose. However, by 2002, apartment prices appeared to plateau, and a decline began in 2003. Yet, by the second half of 2004, despite significant increases in condominium maintenance fees, apartment prices began to rise again. This phenomenon can be attributed to several factors, including the overall increase in housing prices, which pushed some buyers into the relatively lower-priced condominium market. Additionally, some individuals sought proximity to reputable schools for their children, and the neighborhood's schools offered desirable conditions. Others, with family members residing overseas, preferred the security and amenities offered by condominium living. Furthermore, the completion of Fengtai Supermarket and T&T Supermarket made shopping more convenient, and the overall neighborhood infrastructure facilitated easy access, leading to a reassessment of the area's value by residents.

For most Chinese people, securing suitable housing is a top priority. Regardless of changing circumstances, the fundamental goal remains to live and work in peace.
